Let's Start Talking

Let’s meet—either in person or virtually—so we can learn about your goals, vision, and priorities for your new home. We’ll talk about the property location, desired square footage, architectural style, lifestyle needs, budget expectations, and your preferred timeline.

This stage is all about listening and alignment, ensuring we’re the right fit for one another before moving forward.

If you already have a property (or one in mind), let’s visit it! We’ll assess access, topography, setbacks, utilities, drainage, and any unique site considerations that will influence the design, foundation, or costs.

If you haven’t purchased land yet, we can also provide pre-purchase insight to help you understand potential build challenges or costs before you buy.

We’ve got your vision and the site, so now the real fun starts. We begin the concept design phase—either working directly with your chosen designer/architect or introducing you to one of our preferred partners. Together, we’ll outline the key design objectives, aesthetic direction, and general layout ideas.

This stage often results in preliminary floor plans and elevations, setting the creative and functional direction for the project.

With a concept in hand, ARG prepares a Preliminary Budget Estimate. This budget isn’t final—it’s a working forecast that helps you understand what’s achievable within your desired investment range. We use historical project data, current material pricing, and known site variables to create realistic expectations early on. (whew!)

This stage often helps guide design adjustments to ensure the project aligns with your goals and budget before final drawings are produced.

Before moving into full construction drawings and permit preparation, we enter into a Preconstruction Agreement (sometimes called a design or planning retainer). This formalizes the next steps and covers design management, budgeting, consultant coordination, and permit submissions.

At this stage, we’ll also provide a clear project roadmap — outlining timelines for design, engineering, budgeting, and construction start.

As drawings progress, we assist with finish selections, structural engineering, and permit-ready documentation. We update your cost estimate throughout this stage to maintain transparency.

Once the final design, specifications, and budgets are approved, we prepare your Cost-Plus Construction Agreement (the contract you just built) and establish your draw schedule.

Let’s get to work! Once permits are approved, we schedule mobilization, order materials, and begin site preparation. BuilderTrend becomes your central communication hub—where you can track budgets, schedules, selections, and photos throughout your build.
