KELOWNA CUSTOM HOME BUILDERS.

Your ideas come first. We help turn them into a custom home that suits you, not just what’s popular.

You’re not just picking finishes. You’re deciding how you’re going to live every day for the next 10, 20, 30 years. The layout, the daylight, the storage, and how the place handles winter and summer all come down to planning and build quality. None of it happens by accident. At this scale, there aren’t any cheap or easy do-overs.

A good builder tells it like it is. They’re honest about costs, realistic about timelines, clear about permits, and show up on site. They look out for your budget, bring in the right trades, keep things on track, and spot problems early before they become bigger issues.
In the end, the right contractor makes building your custom home exciting, not stressful. That’s how we do things at ARG.

HOW WE WORK.

Let's Start Talking
Let’s meet (in person or virtually) to discuss your goals, vision, and priorities for your new home. We’ll discuss the property’s location, desired square footage, architectural style, lifestyle needs, budget expectations, and timeline.
This stage is all about listening and alignment, ensuring we’re the right fit for one another before moving forward.

If you already have a property (or one in mind), let’s visit it! We’ll assess access, topography, setbacks, utilities, drainage, and any unique site considerations that will influence the design, foundation, or costs.

If you haven’t purchased land yet, we can also provide pre-purchase insight to help you understand potential build challenges or costs before you buy.

We’ve got your vision and the site, so now the real fun starts. We begin the concept design phase, either working directly with your chosen designer/architect or introducing you to one of our preferred partners. Together, we’ll outline the key design objectives, aesthetic direction, and general layout ideas.
This stage often results in preliminary floor plans and elevations, setting the creative and functional direction for the project.
With a concept in hand, ARG prepares a Preliminary Budget Estimate. This budget isn’t final… It’s a working forecast that helps you understand what’s achievable within your budget. We use historical project data, current material pricing, and known site variables to create realistic expectations early on.

This stage often helps guide design adjustments to ensure the project aligns with your goals and budget before final drawings are produced.
Before we start on full construction drawings and permit preparation, we sign a Preconstruction Agreement, also known as a design or planning retainer. This agreement sets out the next steps and includes design management, budgeting, working with consultants, and submitting permits.

At this point, we will also give you a clear project roadmap. This will show the timeline, engineering details, budget, and when construction will begin.
As we move forward with your drawings, we help you choose finishes, handle structural engineering, and prepare documents for permits. We also keep your cost estimate updated, so that you always know where things stand.

After you approve the final design, details, and budget, we put together your Cost-Plus Construction Agreement (the contract you helped create), then set up a payment schedule.
Time to get to work! Once permits are approved, we schedule mobilization, order materials, and begin site preparation. BuilderTrend becomes our central communication hub where you can track budgets, schedules, selections, and photos throughout the build.
