Every renovation begins with a conversation. We start by learning what’s driving your project—whether it’s functionality, design modernization, added space, or a full transformation. In this first meeting, we’ll discuss your vision, priorities, investment range, and timeline.
Our goal is to make sure we understand not only what you want to renovate, but why—so we can tailor the plan to fit both your lifestyle and long-term goals.
Walk us through your home to show us the existing space—reviewing structure, layout, mechanical systems, access points, and potential challenges such as load-bearing walls, ceiling heights, and older electrical or plumbing.
For homes built before 1994, contamination testing is required to identify materials such as asbestos, lead-based paint, or vermiculite insulation. We coordinate and help you arrange this testing, although we do not perform it ourselves. If the home tests clean, that is the best-case scenario and allows the project to proceed without added remediation costs.
Once we understand your goals and the space itself, we move into the concept phase—often in collaboration with your designer or one of our trusted design partners. We’ll create a concept layout or design direction that reflects your vision while respecting the structure and limitations of your existing home.
At this point, we also provide high-level feedback on cost implications and potential code or permit requirements.
With concept drawings and an outline of your renovation goals, we prepare a Preliminary Budget Estimate.
This is not a fixed quote but a working framework to guide decisions.
It’s built from a combination of past ARG project data, current material pricing, and real-world site considerations. We use this stage to ensure the design aligns with your investment goals and that there are no surprises later.
Before diving into detailed design, engineering, or permits, we move into a Preconstruction Agreement. This formalizes the planning phase and covers design coordination, detailed budgeting, and any exploratory work (such as wall openings or scans) required to confirm existing conditions.
This agreement gives you clear deliverables, timelines, and costs leading up to your final construction contract.
Concepts are finalized, design is defined; time to coordinate with trades and produce a detailed Cost-Plus budget breakdown. Here you’ll begin making material and finish selections—cabinetry, flooring, lighting, plumbing fixtures, etc.
We update your budget in real time through BuilderTrend to reflect each choice, ensuring total transparency and no blindsides.
With the scope, drawings, and selections confirmed, we issue your Cost-Plus Construction Agreement and Draw Schedule. We’ll confirm construction timelines, site logistics, and any temporary living arrangements (if needed).
Once permits (if applicable) are approved, your project moves into the construction phase—with weekly updates and milestone tracking provided through BuilderTrend.
Before work begins, we host a kick-off meeting with you to review access details, communication expectations, and schedule milestones. Our site and project management team coordinates all aspects of construction, ensuring minimal disruption and maximum quality.
